▮ Chapter 02Profile

A general contractor that thinks beyond the build.

EUROCONCEPT SOLUTIONS s.r.o. is a Slovak construction company headquartered in Košice, registered at the Mestský súd Košice under IČO 57518548. The Slovak entity is the formal seat of a senior management team whose principal members have been delivering construction projects together since the 1990s — across the modernisation of construction practice in Central Europe, the harmonisation of the European single market, and the recent wave of cross-border infrastructure and commercial development.

73
▮ Permanent management professionals · across the European Union

The senior management team is international by design. Seventy-three permanent professionals — project directors, technical leads, engineers, procurement and compliance specialists — are based across the European Union, close to the markets where work is performed. The geographic distribution is not a sales claim; it is the operating reality that lets the firm open a site in a new EU jurisdiction without an organisational ramp-up period.

Around the construction core, ten complementary lines of activity reinforce one another — from technical analysis and engineering, through procurement and logistics coordination, to digital services, security systems, and management consulting. The principal receives a single, managed delivery under one contract — not a collection of separate services to be stitched together after the fact.

The European Union is the firm’s working perimeter, with active delivery in eleven jurisdictions from Slovakia to the Netherlands. Beyond the Union, the firm periodically accepts general-contractor mandates outside the EU — selectively, on a case-by-case basis, where the project, the principal, and the country of performance meet the standards under which the firm operates at home. Bratislava and Brussels are both reachable from Kšice on the same working day; so is much of the rest of the continent.

The model lets the firm scale without compromising standards. One contract upstream. Many specialists downstream. One accountable party for the principal, from first drawing to final handover.

▮ Chapter 03Operating model

One contract. Many specialists.

The principal signs one contract with the firm. We hold the relationship, the deliverables, and the accountability. The work is performed by an assembled team of certified specialists and accredited partner organisations — each under a formal subcontract aligned with the law of the country of performance, each contributing within their licensed and statutory scope. One throat upstream. Many specialists downstream. One accountable general contractor in the middle.

▮ Actor 01 Client

Principal commissioning the project. Holds one Master Services Agreement with EUROCONCEPT SOLUTIONS. Receives one invoice, one delivery party, one point of contact — from first drawing to final finish.

▮ Actor 02 · General contractor EUROCONCEPT SOLUTIONS

Holds the client contract. Assembles, contracts, and coordinates the specialist team. Owns scoping, quality control, integration, and delivery. Bears prime-contractor risk for the whole project under Slovak and EU law.

▮ Actor 03 Specialist network

Vetted certified specialists, engineers, and accredited partner organisations — engaged per project. Each under formal subcontract. Each operating under the licensing and statutory requirements of the country where the work is performed.

▮ Rule 01 · Contracting One contract upstream. Many subcontracts downstream.

The client sees one party, one Master Services Agreement, one statement of work, one invoice — regardless of how many specialists work on the project. EUROCONCEPT SOLUTIONS bears prime-contractor risk.

▮ Rule 02 · Local compliance Local law for local work.

Every subcontractor operates under the construction, labour, tax, and licensing regime of the country where the work is performed. Designer-of-record signatures and statutory permits sit with licensed local professionals.

▮ Rule 03 · Quality Senior-owned scope. Specialist-owned execution.

A senior project lead scopes and owns the engagement end-to-end. Certified specialists execute against the scope. Integration, quality control, and client communication remain with EUROCONCEPT SOLUTIONS.

▮ Chapter 03bTeam & heritage

Seventy-three people. Three decades.

The Slovak company is registered in twenty twenty-four on paper. The team is older — substantially older. Its senior management members have led construction projects together since the 1990s, through the modernisation of Central European construction practice, the harmonisation of the EU single market, and the recent wave of cross-border infrastructure and commercial development.

The senior management team is international by design. Seventy-three permanent professionals are based across the European Union — project directors, technical leads, structural and MEP engineers, procurement and quality leads, compliance and document-control specialists. Each professional is accountable for a defined area of practice; each is connected to the others through standing communication protocols and shared written procedure.

The geographic distribution is not a sales claim; it is the working architecture of the firm. A construction site in Hungary is led by a project director who is in Hungary; the technical review for a project in the Netherlands is led by a senior engineer who works in the local regulatory environment; procurement for a Polish project is run by a specialist who knows the Polish supplier base. Local context. International standard.

The longest-tenured members of the team have worked together for more than thirty years. They have carried that institutional memory through the formal Slovak incorporation in Kšice, and they continue to carry it into every project the firm signs today. A principal who engages EUROCONCEPT SOLUTIONS is not engaging a new company. The principal is engaging a working network of senior practitioners with three decades of delivered projects behind them, structured under one accountable Slovak s.r.o.

The European Union is the firm’s working perimeter, but it is not the boundary of the team’s experience. Members of the management group have led construction projects on several continents over their careers, and the firm periodically accepts general-contractor mandates outside the EU — selectively, when the project and the country of performance meet the standards under which the firm operates at home.

▮ Chapter 04Areas of activity · 10 lines

A construction core. Reinforcing competencies.

All ten lines are structured around the construction core and reinforce one another. The client receives a coherent capability, not a stitched-together set of services. Where we self-perform, we deliver; where we coordinate, we name the licensed partner who signs in their own right.

01
Construction — core activity

Preparatory and finishing construction works, exterior and interior fit-out, reconstruction, installation of engineering systems. Residential, commercial, and industrial properties across the European Union, executed in accordance with the Slovak Building Act (Act 50/1976 Coll.) and the harmonised EU construction-product framework (Reg. 305/2011).

Procurement & supply chain

Procurement coordination with European producers and authorised distributors. Specification, sourcing, and chain-of-title management for construction materials and equipment — with full documentation and CE marking where the goods require it. ▮ Knowledge
▮ Chapter 05Philosophy of construction

Five lines we build by.

Construction is judged by what stands at the end. Five working beliefs guide every project we sign — not slogans, but operational principles that show up in the way we scope, contract, supervise, and hand over.

01

A project is a chain. The weakest link is the project.

02

One contract upstream — many specialists, one accountable party.

03

Local law for local work. Statute is not an obstacle — it is the floor.

04

The build is judged by handover. Schedule is the second deliverable.

05

Trust is built on the second project. And the third. And the tenth.

▮ Chapter 06Geography · 11 jurisdictions

Across Europe. And, selectively, beyond.

The Slovak seat in Kšice provides a logistical and operational advantage at the heart of Central Europe; from it, the firm delivers construction projects across eleven active EU jurisdictions. In each, the management team works through accredited local partner organisations operating under formal agreements — so a new project does not need an organisational ramp-up period. Beyond the European Union, the firm periodically accepts general-contractor mandates on a selective, case-by-case basis, where the project, the principal, and the country of performance meet the same standards under which the firm operates inside the Union.

Personal data submitted through the Channel form is processed under Regulation (EU) 2016/679 (GDPR) and the Slovak Personal Data Protection Act (Act 18/2018 Coll.). EUROCONCEPT SOLUTIONS s.r.o. is the data controller; the supervisory authority is the Úrad na ochranu osobných údajov Slovenskej republiky (ÚOOÚ), Bratislava.

Lawful basis: legitimate interest (Article 6(1)(f)) and, where required, consent (Article 6(1)(a)). Data subject rights under Articles 15-22 are observed. Retention is aligned with Slovak accounting and tax schedules — ten years under Act 431/2002 Coll. and the relevant tax-records provisions. We do not enrich your record from third parties. We do not sell your data. We do not use it to train machine-learning systems.

Counterparty due diligence · sanctions screening

EU sanctions (mandatory) · UN SC · OFAC · OFSI · Act 289/2016

Before every subcontract and every commercial engagement of consequence, the firm performs documented counterparty due diligence against the EU consolidated sanctions list (mandatory under directly-applicable Council Regulations), the UN Security Council Consolidated List, and as a matter of best practice against OFAC SDN and OFSI. Beneficial ownership, registered address, tax residence, and the declared lawful purpose of the engagement are recorded.

For general-contractor mandates accepted outside the European Union, the firm applies enhanced due diligence: written local-counsel opinion on the country’s building, labour, tax, and sanctions regime; verified credentials of every locally-licensed designer and engineer; and a documented assessment of the project against the firm’s standing integrity and AML/CFT posture. Mandates that cannot be reconciled with the standard do not proceed.

The firm operates a voluntary AML/CFT posture aligned with the Slovak AML Act (Act 297/2008 Coll.) and FATF standards. Where the law requires reporting, reports are made to the Slovak Financial Intelligence Unit (FSJ NAKA).

Scope of practice · what the firm does

General contractor · construction core · international management team

EUROCONCEPT SOLUTIONS s.r.o. is registered at the Mestský súd Košice under IČO 57518548. It operates as a general contractor for construction projects, principally across the European Union (active delivery in eleven EU jurisdictions), with a senior management team of seventy-three permanent professionals based across the Union whose principal members have led construction projects together since the 1990s. The construction core is surrounded by reinforcing competencies (engineering, security systems, logistics coordination, procurement, IT support, management consulting, equipment access, timber and natural materials, professional training).

Beyond the European Union, the firm periodically accepts general-contractor mandates on a selective, case-by-case basis, applying the same standards of counterparty due diligence, sanctions screening, local-law compliance, and licensed local execution that the firm applies inside the Union. The firm does not enter jurisdictions, sectors, or counterparties that cannot be reconciled with those standards.

The firm is not authorised by the Národná banka Slovenska (NBS) for any regulated activity under Act 483/2001 Coll. (Banking Act), Act 492/2009 Coll. (PSD2 payment services), EMD2 e-money, MiCA crypto-assets, or MiFID II investment services. It is not a Trust or Company Service Provider, a licensed law firm, an accountancy or audit firm, or a customs representative acting for third parties. Where a matter requires authority that the firm does not hold, the principal is directed to a licensed specialist.

Construction · under Slovak and EU law

Act 50/1976 Coll. · Reg. (EU) 305/2011 · licensed designers of record

Construction activity is conducted under the Slovak Building Act (Act 50/1976 Coll. · Stavebný zákon) and the harmonised EU framework, including the Construction Products Regulation (Reg. (EU) 305/2011) with CE marking where applicable. In jurisdictions outside Slovakia, work is conducted under the building code of the country of performance, coordinated with the relevant national licensing body.

Statutory roles requiring a licensed signature — designer of record, structural engineer, building-authority representative — are filled by licensed professionals registered with the relevant national chamber (in Slovakia: Slovenská komora stavebných inžinierov / Slovenská komora architektov; in Hungary, Austria, Germany, France, etc., the corresponding national chamber). These professionals carry the licensed responsibility in their own name.

Subcontractors · local-law compliance

Formal subcontracts · local licensing · verified credentials

All subcontracting organisations engaged on a EUROCONCEPT SOLUTIONS project operate under formal written subcontracts and comply with the legal requirements of the country where the work is performed. Before engagement, every subcontractor is verified for: corporate registration, applicable licences and certifications, professional credentials, sanctions-list status, tax compliance, and prior-project track record.

Where the subcontractor is itself a corporate body, formal due diligence is conducted under Article 28 GDPR (where personal data is processed), the relevant local AML framework, and the firm’s voluntary integrity standards. Subcontracts include performance, quality, and confidentiality clauses; non-compliance triggers contractual remedies and, where the law requires, regulatory reporting.

Anti-bribery & integrity

Act 300/2005 Coll. §§328-336 · UK Bribery Act 2010 · FCPA

The firm operates under the corruption offences of the Slovak Criminal Code (Act 300/2005 Coll., sections 328-336), which prohibit active and passive corruption in the public and private sectors. The firm operates equally under the anti-corruption regimes of every jurisdiction in which it engages, including the UK Bribery Act 2010 and the US Foreign Corrupt Practices Act where their extra-territorial reach applies.

The firm does not offer, promise, give, request, agree to receive, or accept bribes, kickbacks, facilitation payments, or improper inducements, in cash or in kind, directly or through any third party (including subcontracted specialists). Where a counterparty or subcontractor introduces such conduct, the engagement is terminated and, where the law requires, reported to the Úrad špeciálnej prokuratúry.

Tax position

Act 595/2003 (Income Tax) · Act 222/2004 (VAT) · FR SR supervised

EUROCONCEPT SOLUTIONS s.r.o. is assessable in the Slovak Republic under the Income Tax Act (Act 595/2003 Coll.) at the standard Slovak corporate income tax rate of 21%, with the 15% Pillar Two minimum effective rate applicable to in-scope multinational enterprise groups under the EU implementation of Directive 2022/2523. VAT is administered under Act 222/2004 Coll. at the standard rate of 23% (as of 2025); intra-Community supplies follow the Slovak transposition of Directive 2006/112/EC.

For tax matters in jurisdictions other than Slovakia, the principal is directed to a licensed tax adviser in the relevant country. The firm does not offer tax-optimisation, VAT-optimisation, or transit-structuring as a service. Tax discipline is exercised on the firm’s own books, not on those of others.
